Major Renovation Works to be precise in English is Major Retrofitting Works, which involves renewal renovation . Since the full implementation of the Building Energy Efficiency Ordinance on September 21, 2012, there are 13 types of central buildings in major buildings. Equipment installation owners and persons responsible for any building services installations serving individual units or common areas, including owners, tenants or occupiers, etc., must undergo a "Registered Energy Assessment" within two months after carrying out "Major Retrofitting Works verify that the efficiency of the replaced or retrofitted building services complies with the minimum energy efficiency standards and design requirements of the Building Energy Efficiency Code.
Renovation works of building services installations
Major Retrofitting Works mainly involves the renovation or renovation of four central building services installations of a building, including the building's lighting installations, electrical installations, air-conditioning installations, and lift and escalator installations. If the following conditions are met, it is considered a major renovation project.
Add or replace building services installations specified in the Building Energy Efficiency Code and meet the following conditions:
- Calculated based on one unit or one common area, the total floor area covered by the project (i.e. project area) is not less than 500 square meters or,
- If the works are carried out in stages or in different places within a unit or a common area as a series of works, and the total floor area (i.e. project area) covered by these works is not less than 500 square meters in total within 12 months.
The addition or replacement of major components of a central building services installation, if they involve the following component definitions, are considered major renovation works.
- A complete circuit rated for 400 amps or more.
- A single package air conditioner, heat pump or chiller with a cooling or heating rating of 350 kW or above.
- A motor drive and a mechanical drive for an elevator, escalator or passenger conveyor.
The owner of the central building services installation and the person responsible for any building services installation serving individual units or common areas, including owners, tenants or occupiers, etc., must hire a "Registered Energy Assessor" (REA) within two months. Conduct an energy audit if the replaced or newly added building services installations meet the minimum energy efficiency standards and design requirements of the Building Energy Efficiency Code.
